Terms & Conditions

HOLIDAY RENTAL TERMS & CONDITIONS

1. Booking & Payment

1.1 A booking is confirmed once:

  • The completed booking form is received; and

  • The required deposit payment has cleared.

1.2 A deposit of 50% of the total rental amount is required to secure the booking.

1.3 The balance must be paid in full no later than 30 days before the arrival date.

1.4 If the balance is not received by the due date, the Owner reserves the right to cancel the booking and retain the deposit.

2. Security Deposit

2.1 A refundable security/damage deposit of €1,000 is required prior to arrival.

2.2 The deposit will be refunded within 7 days after departure, subject to:

  • No damage to the property;

  • No missing items;

  • No excessive cleaning required;

  • Compliance with these Terms & Conditions.

2.3 The Owner reserves the right to deduct costs for repairs, replacements, or additional cleaning.

3. Cancellations

3.1 All cancellations must be made in writing.

3.2 Cancellation charges:

  • More than 60 days before arrival: Deposit refunded (less admin fee).

  • 30–60 days before arrival: 50% of total rental payable.

  • Less than 30 days before arrival: 100% of total rental payable.

3.3 If the property is re-let for the same period, the Owner may refund part or all of the rental at their discretion.

3.4 The Owner strongly recommends guests obtain comprehensive travel insurance.

4. Check-In & Check-Out

4.1 Check-in time: From 3:00 PM.

4.2 Check-out time: By 10:00 AM.

4.3 Early check-in or late check-out may be available by prior agreement and may incur additional charges.

5. Occupancy

5.1 The maximum occupancy is limited to six adults and 6 Children (0-16years old) guests.

5.2 Only the persons named on the booking may stay at the property unless prior written permission is given.

5.3 Parties, events, or large gatherings are not permitted without written consent.

6. Guest Responsibilities

Guests agree to:

  • Keep the property clean and in good condition.

  • Report any damage or maintenance issues immediately.

  • Respect neighbours and keep noise to a reasonable level, particularly between 10:00 PM – 8:00 AM

  • Not smoke inside the property

  • Not bring pets unless previously agreed in writing.

7. Damage & Breakages

7.1 Guests are responsible for any damage caused during their stay.

7.2 Accidental damage must be reported as soon as possible.

7.3 Costs for damage exceeding the security deposit remain the responsibility of the Guest.

8. Liability

8.1 The Owner is not liable for:

  • Loss, theft, or damage to personal belongings;

  • Injury or accidents occurring at the property, except where caused by negligence;

  • Failure of utilities, appliances, or internet beyond their control.

8.2 Guests use the property and its facilities at their own risk.

9. Right of Access

The Owner or their representative may enter the property for:

  • Emergency repairs;

  • Essential maintenance;

  • Inspection (with reasonable notice where possible).

10. Force Majeure

The Owner shall not be liable for cancellations or disruptions caused by events beyond reasonable control, including but not limited to natural disasters, government restrictions, or travel bans.

11. Complaints

Any complaints must be reported immediately during the stay to allow the Owner the opportunity to resolve the issue.

12. Governing Law

These Terms & Conditions are governed by the law and any disputes shall be subject to the jurisdiction of its courts.
